Terms and conditions

These terms apply to stays at Villa LEA (Marezige 10h) and Villa EVA (Marezige 10i), 6273 Marezige, Slovenia. The House rules and the Cancellation policy form part of these terms. By booking, the guest confirms that they accept them.

1. Host and guest

The guest is the person who books or pays for the stay, together with everyone staying in the villa with them.

2. Booking

You can book on this website (Bentral booking system), directly with the host (e-mail, phone, WhatsApp) or through Booking.com and Airbnb.

Please give correct details when booking: full name, contact details and the number of adults and children. The guest is responsible for the consequences of incorrect details.

A booking is concluded when the host or the booking system confirms it in writing. A concluded booking is binding for both sides.

The dates or the number of guests can be changed if the villa is available. The host confirms any change in writing.

For bookings made through Booking.com or Airbnb, the payment and cancellation terms of those platforms apply. The House rules and the other provisions of these terms apply to all guests.

3. Price and payment

The price shown at the time of booking applies. It includes bed linen, bath and pool towels, use of the heated pool in season and electric car charging. Final cleaning is mandatory and charged once, separately; the amount is shown when you book.

For direct bookings, the guest pays the full amount 21 days before arrival, when the free cancellation period ends. For bookings made 21 days or less before arrival, the full amount is paid when booking. If the amount is not paid on time, the booking is treated as cancelled by the guest and the Cancellation policy applies.

Discounts cannot be combined. Card payments can only be refunded to the card, not in cash.

The tourist tax is not included and is paid on arrival: €2.50 per adult per night and €1.25 per child aged 7 to 18 per night. Children under 7 are exempt. The amount follows the current decree of the Municipality of Koper.

4. Extra services

Extra cleaning during the stay and additional changes of bed linen and towels are available at an extra charge according to the current price list; please order them in advance. For stays of 14 nights or more, the villa is cleaned during the stay by arrangement with the guest.

5. Security deposit

Before or on arrival (as agreed), the guest pays a security deposit of €500. It is refunded in full on the day of departure after we have inspected the villa and found it in the same condition as on arrival.

Damage beyond normal wear and tear (for example broken furniture or glass, damaged or missing items, burns, stains that cannot be removed) is the responsibility of the guest who pays for the stay; the deposit is reduced by the cost of the damage. Please report any damage straight away.

6. Cancellation by the guest

The guest can cancel a booking in writing. Cancellation charges are set out in the Cancellation policy.

7. Cancellation by the host

The host may withdraw from the contract if the agreed amount is not paid on time, because of force majeure or other circumstances beyond the host's control, or if the guest has given misleading or incorrect essential information. In such a case, any amount already paid is refunded, unless the withdrawal results from non-payment or incorrect information given by the guest.

8. Liability

The host fulfils their obligations with due care. If a problem or damage occurs during the stay, the host will remedy it as soon as possible, and the guest will help to do so.

The host is liable for guests' belongings only if the damage results from a breach of the host's obligations. The host is not liable for vehicles in the car park or for items in them, except in cases of intent or gross negligence. Please always close the car park gate.

9. Swimming pool

The pool is used at your own risk. Children must always be supervised by an adult at the pool. Please follow the rules on the notice board by the pool. The pool is heated and open from April to the end of October.

10. Fire, water leaks and vandalism

In case of fire, call 112 and then the host. A fire extinguisher is in a visible place in the villa; follow the fire safety instructions. Please report water leaks or vandalism to the host straight away: Peter +386 41 406 818, Tatjana +386 40 549 177.

11. Personal data

We process guests' personal data in line with the General Data Protection Regulation (GDPR) and the law on guest registration. Details are in Privacy and cookies.

12. Final provisions

Disputes fall under the jurisdiction of the court in Koper, unless consumer law provides otherwise. These terms are published in Slovenian, English, German, Italian and Dutch; in case of differences, the Slovenian version prevails.
